Plans for the redevelopment of the former HSBC offices on Hoyle Street in Kelham Island are set to be given the go-ahead, according to Insider Media


247 build-to-rent units, 658 student bedrooms and two ground floor commercial units are proposed in the redevelopment, which was put forward by construction company Mace.

David Grover, Mace’s chief operating officer for development, said: “We have worked hard to design a scheme which places Sheffield’s industrial heritage at the heart of our proposals.

“As well as bringing forward modern student housing and new homes for Sheffield, the designs are sympathetic to the local area and will give the iconic cementation furnace a new lease of life as the centre piece of the site.”

Insider Media report that a planning officer’s report prepared for the meeting said: “The development would provide a brand new use that will significantly enhance its appearance and prominence on a parcel of land adjacent to a primary route leading into/out of the city centre. The proposed design is contemporary and high-quality and the potential harm to the heritage significance was outweighed by the public benefit.”

The Grade II-listed cementation furnace will be featured in the centre of the mixed use development, which was originally built in 1848 to produce steel and is the only example of this method of steel making to still be standing in the UK.


HSBC relocated to Hoyle Street in 1992, before vacating the premises in 2016.
