Sheffield City Council have granted planning permission for a major new Kelham Island development of apartments and commercial units, just up the road from Gaard and Pina.
Thomas Flinn and Co, a manufacturer of traditional saws and hand tools, currently occupy the site and submitted an outline planning application to Sheffield City Council last year for its redevelopment.
The plans cover the demolition of the existing buildings and structures on the site and construction of a four- and five-storey building.
The development would feature a total of 25 homes, with seven apartments and resident workspace on the first floor, eight apartments on the second and third floors, and two larger apartments on the fourth floor with roof top gardens and amenity space for residents.
The plans also include about 3,400 sq ft of employment and commercial space at ground floor, as well as bicycle and bin storage, a central courtyard and shared amenity space.
Thomas Flinn and Co intends to expand and relocate its business elsewhere in Sheffield to provide modern, more efficient premises for staff.
The redevelopment of its existing premises is set to enable it to capitalise on the residential value of the site to enable the purchase, relocation and investment in the business.
The council has now granted planning permission for the development, subject to conditions.
A planning officer’s report accompanying the decision said: “The proposal would provide a good mix of accommodation (one-, two- and three-bed apartments), and assist NPPF and Core Strategy aims of making effective use of previously developed land for new housing, at an appropriate density, in this sustainable, well-connected location.
“The proposal has been demonstrated to be of an appropriate design quality, respecting the character of the area and setting of the Conservation Area opposite.”
