Ask any decorator what job they get called back to most, and it’s the bathroom that’s shed its paint within a year. The homeowner blames the paint. The truth is usually somewhere in the walls, the air or the prep, not the tin.

What’s Really Pulling the Paint Off the Wall

Most bathroom paint failures come down to one thing: water sitting where it shouldn’t. When you run a hot shower, the air fills with vapour. That vapour hits any surface colder than the room and turns back into water. This is the dew point, and it loves cold external walls.

A north-facing bathroom wall with no insulation behind the plaster can sit 3 to 6°C cooler than the rest of the room in winter, which is more than enough to hit the dew point of a steamy bathroom.

Every shower leaves a film of moisture on it. Over weeks and months, that damp works its way behind the paint film, breaks the bond with the plaster, and the coating starts to bubble and lift. You’ll often see it worst in corners and near the ceiling, where air moves least.

When a Repaint Stops Being Worth the Effort

There comes a point where redoing the same wall every year isn’t sensible. Shower surrounds, the area behind a basin and the walls around a bath take the heaviest soaking, and paint was never really built for that. This is where a lot of people move away from paint altogether.

One good option is to clad over the wet zones entirely. Something like high-quality white cladding sheets for walls will give you a continuous surface with no grout lines for moisture to work behind, and in most cases it can go over sound tiles without a full strip-out. That said, cladding is not a cure for a damp problem. If water is tracking in from a leak or a cold bridge, you’ll seal it in and make it worse. Find the source first, fix it, then clad.

The Extractor Fan Does More Than Clear the Mirror

A weak or badly placed fan is behind a huge number of peeling jobs. If moist air can’t leave the room quickly, it keeps condensing on the walls. UK guidance under Building Regulations Approved Document F sets a minimum intermittent extract rate of 15 litres per second for a bathroom with a bath or shower, or 8 litres per second for a continuous system.

Plenty of homes fall short of that. A fan clogged with dust, one ducted through a long crushed pipe, or one that switches off the moment the light goes out will never clear the room properly. A good fan should keep running for a few minutes after you leave, and opening the window while it’s still on shifts the moisture faster than either does alone.

Prep Shortcuts That Guarantee a Peel

Even a perfect wall will reject paint if the prep is wrong. Two mistakes come up again and again:

  • Silicone-based cleaning sprays. Many bathroom cleaners leave a silicone residue. Paint and primer won’t grip it, so the new coat sits on a slippery film and lets go within weeks. The wall needs degreasing properly with sugar soap or a similar cleaner, not just a wipe over.
  • Painting over old gloss without keying it. Fresh paint has nothing to bite into on a smooth glossed surface. A light sand back to dull the sheen, followed by an adhesion primer, is the difference between a coat that holds and one that peels off in sheets.

Both are quick to skip and slow to fix. A wall that’s been washed down, sanded and primed will hold paint far longer than one that’s had a fresh coat slapped straight over the old.

Fix the Cause, Not the Coat

Peeling paint is a symptom, not the fault itself. The real answer is nearly always a cold wall, tired extraction, or prep that was rushed. Work out which one you’re dealing with before you buy more paint, and in the wettest spots think hard about whether paint is still the right material at all. Fix the cause and the finish will finally stay put.
